Moreover, they have the role of protecting the value of the properties. These rules, which we have called good taste, common sense and good neighborliness, will not allow surprises or annoying neighborhoods and eliminate the risk of property losing value in the future.
We promote an open architecture, without fences in front of the properties, where it is possible to place vegetation and shrubs.
All houses have construction rules - height regime, retreat spaces from the street and neighbors.
The maximum occupancy rate is 30% of the land area. For example, if you have a plot of 900 m2, the footprint of the house will be a maximum of 270 m2, and the remaining 630 m2, garden.
The front of the house must be positioned at least 6 meters from the street. If the house has access to two streets, the retreat must be 6 meters on both sides.
The house must have a setback to the lateral boundary of the land of at least 3 meters.
The height of the building at the ridge must not exceed 10 meters.
Car entry is predefined for each lot. Visitors to the residents provided dedicated parking spaces within the complex.

Pets, dogs and cats are welcome, but cannot be left unattended or outside the home when the owners are not at home. During the night they will live inside the house with their owners. However, "farm" animals cannot be allowed in Dumbrava Vlăsiei.
